Rental Period:
Unless otherwise agreed, the rental period will commence from 3.00 pm on the day of arrival and will terminate at 10.00 am on the day of departure to allow us time to make it ready for the next guests.
Number of Guests:
The property may only be used by the number of persons and those named on the booking form, any form of sub-letting is not allowed.
Booking & Payment:
All reservations will be confirmed by email. Until this occurs no booking has been made. Bookings are to be accompanied by a non refundable Deposit of 30% of the rental fee and should be received no later than 7 days following confirmation of your booking. Full payment for your stay and a securety deposit of € 150,- should be received no later than 40 days prior to your arrival. A securety deposit is required to cover any damage that may be incurred to the property during a Guests stay. It will be refunded immediately following a Guests departure, assuming there is no damage to the property or a loss of keys. If payment is made, you will have deemed to have read all the Booking Conditions and agreed to be bound by them. You agree that you are over 18 years of age and that you accept full responsibility for all payments due and for the consequences of any actions of all persons who will use the Property during your holiday.
Cancellation:
Should Renter cancel within 40 days of the commencement of the rental period, the owner will seek to re-let the Property for all or part of the booking period and if successfully, will refund the money paid by you less an administrative charge of €50,- Otherwise the money paid for this booking will be forfeit. There will be no refund given after a tenant takes occupancy.
Any failure of payment of any monies due, will be seen as cancellation of the rental.
Property Cleanliness:
The Renter and members of his or her Party are asked to leave the Accommodation clean and tidy. We ensure that the cottage is clean and tidy on your arrival. The Owner reserves the right to make a charge for extra cleaning if the Accommodation is not left in a satisfactory condition.
Did you know that you can enjoy your holiday to the full right up to the last day without having to clean the cottage at the end of your stay? You can book the final cleaning in advance (price € 65,-).
However, if you wish to carry out the final cleaning yourself, please remember the following rules at least: rugs or carpets should be taken outside and beaten, the cottage should be vacuum-cleaned, floors should be wiped over with a damp mop, Kitchen- all appliances wiped off, dishes cleaned, dried and put away, counters and stovetops wiped clean, sinks scrubbed, refrigerator, microwave and stove wiped clean inside and out, any food remaining is to be removed
Bathroom- sink, shower and toilets are to be scrubbed. Dust all areas
Trash- to be removed from the property at the end of your stay. and all waste should be taken to the garbage-can outside the house. Please remember to turn off all the heating radiators. Also turn off any appliances such as tv, vcr, dvd, radio, coffee maker, etc. Close and lock all windows and doors before leaving.
Pets & Smoking:
No dogs or pets are allowed at the Owner's property.
Smoking is strictly prohibited, please note that 'Smoking' is not allowed within the cottage. We reserve the right to seek compensation (including consequential loss) for any damage and additional costs of cleaning (such as curtains etc) caused by a guest 'Smoking' within the cottage. Consequential costs may be incurred where it is not possible to remove the smell of smoke from a cottage prior to the arrival of the next quest who subsequently demands compensation from ourselves.
Bed linen and what to bring:
You yourself must bring duvet covers, sheets, pillowcases and towels. Bed linen can also be rented from the cottage owner (price €7,- per person); this will include duvet covers, sheets and a pillowcase.
Towels: bath towels, wash cloths, hand towels, kitchen and dish towels.
Paper products: paper towels, toilet paper, and tissues.
Cleaning products: trash bags, dish soap, dishwasher tablets, and hand soap.
Visitor's responsebilities:
You are legally responsible for any damage, loss or breakage that occurs during your stay. You should report and pay for such damage or loss. Unsuitable substitutes are not accepted. We do know that accidents can happen. However please let us know if anything does get broken, so that we can replace it for the next guests.
Electricity & Firewood
Electricity and Firewood are not included in the rent Electricity is charged at €0,27 per kWh.
We read the meter on arrival and departure.
Firewood is sald at a cost of €... per large bag.
The consumption of electricity and fuel is deducted from your securety deposit
Electrical power failure:
The owner is not responsible for power failure and the tenant is not entitled to a refund of the rent or any part thereof.
Winter Bookings:
During the winter months an extra deposit of €70,-/week is required for heating.
you'll only pay the actual consumption.
